Goya Hillwood have started on site to speculatively develop 3 units totalling 72,000 sq ft on this highly prominent site at the front of Guildford Business Park.

HIGH WYCOMBE, CREST DISTRIBUTION PARK
Goya Hillwood acquired this 6 acre site from the Council to speculatively build a 114,000 sq ft speculative industrial warehouse development, with units ranging from 5,000 sq ft to 30,000 sq ft. 7 of the 8 units are now let or under offer.

PARK ROYAL, CENTRAL PRIME
The 2.58 acres former Babcock site on Western Road in Park Royal. The site is prominently situated next to Asda on Western Road, with great access onto both the A40 (M) and the North Circular Road.
We have just started on site speculatively building a single c 72,000 sq ft warehouse to be completed by August 2026.
The development will benefit from the Goya green credentials PC A+ and a minimum of BREEAM Excellent.

We have worked hard to obtain a detailed consent for a 4 unit warehouse development of 162,192 sq ft, with units ranging from 26,581 sw ft to 55,212 sq ft. The site abuts the M25. We started on site in Q1 2025, with pc q1 2026.
We have already pre let one of the 4 units.

Goya Hillwood have detailed planning permission to redevelop this existing super prime industrial site for a new 143,000 sq ft urban hub, with units ranging between 6,000 sq ft and 76,000 sq ft. We have started on site, with completion due Autumn 2026.

Goya Hillwood now have a detailed planning consent to redevelop this existing industrial site for a new 68,000 sq ft speculative HQ warehouse facility.

Project Management
We work with our team of trusted consultants to navigate through the often complex planning process to enable development of commercially viable schemes which fulfil planning requirements and which employ the latest sustainability strategies to fit in with our investment partners specific requirements and maximise occupier demand. From initial site appraisal through to scheme design, costing, contractor tender and project management, we use our expertise built up through over 70 developments over 20 years to ensure commercially viable schemes are built on time and within budget. We oversee the marketing and letting through to sale – or final valuation.
Our development team are always keen to use their wide ranging expertise to undertake Project and Development Management work as outlined above for 3rd Parties. This has primarily concentrated on industrial and warehousing but has included offices, hotel and residential development. The Goya Developments principles apply to all, and we are keen to pursue any such opportunities. We are currently undertaking project management for 3rd parties for circa 600,000 sq ft in total. This includes warehouses of up to 250,000 sq ft as well as offices.
